Gypsum - Defective construction


Project:    United Methodist Church
Location:  Vancouver, WA

Problem Description:

Required a fire rating under the ASTM E-119 standard. An additional layer of sheetrock required.

Traditional Solution:

The installation of another layer of sheetrock and painting. This alternative would have taken 4 to 5 weeks to implement.

Firefree 88 Solution:

An application of the coating, in matching color, was applied to the ceiling to meet the fire rating (ASTM E-119) required by the city.  The FF88 project was completed in 1 week (instead of 5 weeks) and at a 60% cost savings with no disruption to owners


Wood - Retrofit


Project:    Abundant Life Church
Location:  Mt. View, CA

Problem Description:

The building required a one hour rating as per ASTM E-119 to a 70,000sf wood ceiling area.

Traditional Solution:

Current methods would have required structural upgrades to brace the ceiling to accommodate the weight of two layers of sheetrock.  The total cost for the structural repairs, installing 2 layers of sheetrock and tape a 24’ high ceiling, was $1,300,000.00 ($18.00/sf) with a projected time of 4 to 5 months to complete the work.

Firefree 88 Solution:

Apply Ff88 coating at an engineered thickness to all wood ceiling members at a cost of $ 500,000.00 ($ 7.00/sf).  The FF88 project was ompleted in 1 month (instead of 5 months) and at a 60% cost savings ($ 800,000 savings) with no disruption to owners.


Wood - New Construction


Project:    0212 Hospice – Georgia Medical
Location:  Valdosta, GA

Problem Description:

The wood roof attic trusses to be one hour fire rated (ASTM E-119), and achieve 15-mt fire barrier on the high density foam placed between roof rafters.

Traditional Solution:

The alternate solution would have been to sheetrock the attic ceiling, roof trusses.  This was not a viable solution as it would have required rebuilding the entire roof to accommodate the sheetrock installation.

Firefree 88 Solution:

The coating was the only solution to both problems.  The FF88 project was completed in 10 working days (instead of rebuilding the entire roof of the building).


Wood - historical


Project:    Mercy Gardens Condominiums
Location:  San Diego, CA

Problem Description:

16 units’ wood joists and wood sub-floor required a one-hour rating under the ASTM E-119 standard.

Traditional Solution:

The cost to remove and re-install the ceiling tile system, ducting, wiring and plumbing to accommodate a new sheetrock ceiling would have cost in the range of $ 350,000 with a project time of 3 months to complete the work.

Firefree 88 Solution:

The coating was used to coat the wood joists and sub-floor to obtain the required one hour rating. The FF88 project was completed in two weeks (instead of 3 months) and at a 80% cost savings ($ 296,000 savings) with no disruption or relocation to owners.


Gypsum - Defective Construction


Project:    Cabernet Vineyards Condominiums
Location:  San Jose, CA

Problem Description:

50 units: Defective 2-hour fire rated walls and ceilings required to meet the 2-hour ASTM E-119 standard at each individual unit.

Traditional Solution:

Would have required the removal of all wood trim at the common walls, removal of the stairs from the first floor to the second floor and adding a second layer of gypsum board to all wall areas and rebuilding the stairs, replace carpeting and painting.  The ceiling areas would require a second layer of sheetrock as well and would have to be repainted. The work would require tarping and cleanup on a daily basis as tenants and owners did not want to relocate during the work (relocation would have been an extremely costly issue). The work time for each unit would have been approximately 4 working weeks per unit. The cost per unit would have been approximately $25,000.00 each, or $1,250,000.00 total cost.

Firefree 88 Solution:

The FF88 coating was used as the alternative repair. The coating was colored to match the existing interior wall color. The FF88 project was completed in one  working day per unit (instead of four working days per unit), and at a 70% cost savings ($925,000.00 savings) with no relocation to the owners/tenants.


Gypsum - retrofit


Project:    Historic Heritage Square Building
Location:  Ft. Myers, FL

Problem Description:

Embossed Tin Ceiling area required a one-hour rating under the ASTM E-119 standard.

Traditional Solution:

Installation of sheetrock would deviate from the original design.  Furthermore, it would have been costly and time consuming to remove tin ceiling, install sheetrock and re-install the tin ceiling.

Firefree 88 Solution:

The ceilings were coated with the coating and the historical design of the building was maintained. The FF88 project was completed in 4 working days (instead of 6 months) and at a 60% cost savings ($ 40,000.00 savings) with no disruption to the owners.
